The Avenue - Washington, D.C.

As part of the broader Park Morton redevelopment initiative, The Avenue stands as a striking seven-story steel and precast structure along Georgia Avenue. ReStl Designers provided the structural engineering behind this classically inspired yet forward-looking development, bringing together form, function, and community.

The building’s tripartite façade features a bold retail canopy, a brick shaft with glassy bay projections, and a sleek two-tone panel penthouse, blending timeless urban character with contemporary flair. Inside, residents are welcomed by a spacious entrance lobby, a monumental staircase, and elevated amenities including a glass-walled fitness center, an open-concept internet lounge, and two landscaped rooftop terraces.

To ensure year-round comfort and energy efficiency, the steel frame was reinforced with insulating sheeting to minimize thermal transfer—a subtle but critical detail that showcases our commitment to smart, sustainable design.

ReStl’s structural work supported the architectural vision while ensuring lasting durability, flexibility, and a welcoming presence in one of D.C.’s most rapidly evolving neighborhoods.
